Reservations and additional information:

We need your actual arrival and departing dates when making reservations.

Refunds are given, minus 10%, 60 days prior arrival.

After that date no refunds, unless the dates are filled by another party, then you will receive a refund, minus 15% rebooking fee. If we are unable to provide you with a villa due to acts of nature occurring, a full refund will be given.

Any damage or loss of equipment during your stay is your responsibility to replace or pay the replacement cost. You are responsible for the kayaks, canoe, paddles, bicycles and or other equipment on the property while it is in your possession or use. Please inspect all equipment before using and notify Andy or Ruth of any problems.

You will enjoy your stay with us and if you need to contact us directly, our phone number in the USA is: 952-898-1667. We will have a new Mexican phone number soon.

All phones on the Xcalak coast are currently down as of Jan 1st, 2006 and will not be up until Jan 30th due a Chetumal phone company problem. But out Satellite internet works fine and we can send and receive emails. We can also call you over the internet if you include your phone number in your email.

This is also our fax number so if it rings 4 times and you hear a fax machine then please call right back as we sometimes cannot get to the phone in time. If we are away from the Villas and our caretaker answers and they speak a little English so if you do not understand please call back later.
